Buyer FAQs

What is the Buyer Broker Agreement (BBA), when is it required, and how does compensation work?

The BBA is a written agreement that defines our fiduciary duties, services, and compensation. In many situations, a BBA is required for us to show homes and present offers. Compensation is typically offered by the seller and/or listing brokerage; if it isn’t, your options include seller concessions, buyer-paid compensation, or other negotiated terms. We’ll review all options upfront so there are no surprises.

Do I need pre-approval before touring homes?

Strongly recommended. It clarifies budget, strengthens your offer, and keeps the search focused on the best matches.

How long does the buying process take?

Commonly 30–45 days from contract to close, depending on financing, inspections, appraisal, and title work.

Can you help with new construction?

Yes. We compare communities and incentives, negotiate upgrades, and ensure builder timelines and contracts protect your interests.

What’s the difference between pre-qualification and pre-approval?

Pre-qualification is a quick estimate from self-reported info. Pre-approval verifies income, assets, and credit, giving you stronger buying power.

Do you work with out-of-town buyers?

Absolutely. We offer live video tours, neighborhood walkthroughs, and secure e-signing to make remote purchases smooth.
