Thinking about making Florida your permanent home? December 31, 2026 deserves a place on your planning calendar. Amendment 3 ties access to the larger homestead exemption to when you establish permanent Florida residency.

The date concerns residency—not just closing
Closing on a property by December 31 does not, by itself, establish permanent Florida residency or qualify the property for homestead. The distinction matters when you plan your move, occupancy and exemption application.
The Florida Senate analysis explains that the earlier-resident category includes people who maintained permanent Florida residence by December 31, 2026 and have established or will establish homestead. Residency and the year a particular property qualifies for an exemption are separate questions.
What qualifying homeowners can receive
- 2027: Up to $150,000 of assessed value exempt from non-school property taxes.
- 2028: Up to $250,000 exempt from non-school property taxes.
These are exemption amounts, not dollar-for-dollar reductions in your tax bill. School taxes still apply. The Hernando County Property Appraiser's explanation notes that actual savings depend on property values, existing exemptions and local tax rates.
What changes for later arrivals?
People establishing Florida residency on or after January 1, 2027 generally start with the smaller exemption. The larger benefit begins in the fifth year of homestead exemption, after four qualifying years. It is not simply five years from the closing date. Confirm how the rules apply to your circumstances with your county property appraiser.
Planning a Suncoast move before year-end
Give yourself time to coordinate the home search, financing, inspections, closing and actual move. Before relying on a 2027 exemption, confirm the applicable ownership, permanent-residence, documentation and filing requirements with the property appraiser. A purchase contract or closing date alone should not be treated as a guarantee.
I can help you compare homes and organize your buying timeline across Lakewood Ranch, Bradenton, Parrish, Sarasota and the Gulf islands. Your property appraiser determines exemption eligibility.
